About ToolSense

The FM Operations Platform built around the humans who keep buildings running

ToolSense is the FM Operations Platform: one place for every asset, every workflow, every robot, and every human in facility management. We replace paper, WhatsApp, Excel, and the eight disconnected tools FM teams have been stitching together – with one IoT- and AI-powered platform that the frontline actually uses and the C-suite actually trusts.

Designed for the Frontline – by people who know the work.

Alexander Manafi, Beni, and Ross – co-founders of ToolSense, the FM operations platform headquartered in Vienna.

How ToolSense started

In 2017, Alexander, Beni, and Ross were still at university in Vienna when they heard that expensive power tools were stolen from Hilti construction sites. They built an IoT tracker to stop it. It worked – and Tyrolit became the first paying customer.

But once the equipment was connected, the real problem became visible. The whole facility management industry was running on paper, WhatsApp, Excel, Microsoft Forms, and dashboards no one opened. Anti-theft was a symptom. The disease was operations. And IoT – the thing that solved the symptom – turned out to be the key to fixing the disease underneath.

So we pivoted. From anti-theft to a horizontal asset management and maintenance platform across construction, FM, logistics, and hospitality. Our customers showed us where the gravity was: facility management had the strongest growth, the deepest product-market fit, the most expansive use case.

The platform grew with them – through ten purpose-built Hubs spanning asset management, robotics, fleet, safety, quality and SLAs, frontline tasks, and CAFM, plus a Cleaning Machine Database that ships customers furnished on day one, and a Service Network that connects OEMs, dealers, and operators on the same operational standard.

Today, ToolSense serves 200+ customers across 30+ countries – with GRO Capital, backing the next chapter.

The FM Operations Platform, built for you.

Mission

Replace paper, WhatsApp, Excel, and the eight disconnected tools FM has been stitching together – with one intelligent platform built around the humans who keep buildings running.

Crews stop firefighting. Leaders stop guessing. An industry stops working blind.

Vision

Become the operating system of facility management – the platform every asset, every workflow, every robot, and every human in FM runs on.

Human-first by design. IoT-connected by birth. AI-native by evolution.

ToolSense milestones – nine years of FM operations

Three university students build an IoT tracker for Hilti construction sites. Tyrolit signs as the first customer.

OEM digitization.

ToolSense begins connecting equipment manufacturers' machines into a single, structured data layer.

The operator side.

The platform expands from OEMs to the operators who use the equipment – first construction, then facility management.

Vehicles, robots, infrastructure.

The asset layer grows beyond hand tools and cleaning machines into fleets, autonomous cleaning robots, and building infrastructure.

Procedure Builder.

The frontline gets a no-code tool for turning operational know-how into repeatable, scannable procedures.

Customer testimonial

Before ToolSense, downtimes were often up to two weeks. With ToolSense, we reduced them to an average of just one to two days. In one remarkable case, only twenty minutes passed from reporting the damage to scheduling an appointment with the supplier.

Nine years of deep IoT integration with the world's major equipment OEMs. IoT isn't a feature on top of the platform – it's the spine inside it. That's the unfair advantage no dashboard can replicate.
